Brief information:
The rent must be reasonable compared to the rent for equivalent housing. The rent you pay to sublease an apartment cannot exceed the rent paid by the holder of the master lease.
If the apartment is furnished a mark-up of around 10 % of the rent is seen to be reasonable.
As a tenant you can always ask the Swedish rent tribunal to rule whether or not the rent you are paying, or have paid, is reasonable.
If the rent tribunal rules that the rent is or have been unreasonable, you can demand that the landlord pays back any excess rent for the past one year.
Deposit and fraudsters
It has come to BoPoolen’s attention that some landlords demand a large deposit to be paid before any agreement is signed. BoPoolen advice against this, and suggest that any deposits are paid when the agreement is signed and that the maximum for deposits should be one month rent. Bopoolen also recommends that you only pay one month of rent in advance, which is standard in Sweden. Don´t send any money if you aren´t sure that the apartment excist and that you will get access to it.
Make sure that you get a receipt for all payments you make.
Beware of fraudsters! From time to time fraudsters use our web-site. The fraudsters are contacting people registered under Housing needed/bostad sökes and put in fake ads on housing available. Do not send any money through Western union to these persons. If a person has an apartment in Lund to let he or she also has a swedish bank account.
As a tenant you are entitled to a written contract where the terms of the lease or sublease agreement are specified. The agreement should be signed by you as well as the landlord. It is important that you read through the agreement carefully before you sign it. The period of the lease should be specified in the agreement. It is also important that specific terms of use and regulations are duly noted in the agreement.

Fraudsters
Unfortunately, there are some fraudsters that regularly use our website, even though we are actively working against this. BoPoolen encourages you to always be alert and attentive, especially if the offer sounds too good to be true or where the landlord rushes to implement the deal. This is often the sign that all is not right. Be very cautious if the landlord asks you to send money through for example Western union to an account abroad.
To ensure that you are not deceived and that the landlord haven´t made himself notorious as poor host, we recommend that you always contact BoPoolen if an ad is commented by the administrator. Furthermore, it makes sense to google both the landlord and its email address. There are often references online about notoriously bad landlords.
Bad landlords/registration on the site
Most landlords are decent and honest. But, during the years a few landlords have become know as notoriously poor landlords. You can read about some of them in an article series in Sydsvenskan (Swedish only). If in doubt about a landlord, you are always welcome to contact BoPoolen for advice. Any one can register on our web site. The landlords aren´t systematically audited by BoPoolen. If we here about an unsuitable landlord, we try to do something about if. However some bad landlords won´t listen and continue their activities under a new user name. Report to BoPoolen if you come in contact with a bad landlord.
